Here are the steps to get set up on our EASY owner financing:

Secure the property by paying the $249 document processing fee and downpayment.

Once we have received the doc fee, 3 documents are drafted: Purchase Agreement, Land Sale Contract and Promissory Note.

Documents will be signed right online based upon your selection.

For monthly payments, ACH or debit/credit card are required. ACH is free but there is 3.9% fee for monthly debit card payments.

Monthly payments will start 30 days after signing the documents.

A monthly note service fee of $12, monthly property taxes (HOA/POA fees if applicable), and fee for card transactions are included in your automated payments.

We use a loan processing software called TerraNote, where you can make extra payments, review your loan balance, and self-service the loan.

Once the principal is paid in full, we deed the property to you within 2 weeks.
Please Note: We need to complete all payments before you begin making improvements on the property or living on your land parcel. We encourage you to use your land by camping and visiting within the allowable county regulations

Here are the steps to get set up on Cash Purchase:

Secure the property by paying the $249 document processing fee. This locks up your property and your first step toward land ownership.

A purchase agreement is drafted based on the information provided

Once the new deed is notarized, we will provide you with evidence that the property has been deeded to you.

Payment to occur via bank wire (preferably) or other agreeable means.

Once funds are received, we will file the deed with the county via SimpliFile, which expedites the recording of your deed.

Once the deed is recorded, we will send you a physical and digital closing packet with details about your land parcel, a copy of the recorded deed, etc.
